We're used to seeing housing activity slow down at this time of year. Trouble is, this seasonal slowdown is amplified when compared to a front-loaded 2010 selling comparably tax-credit-quarter season and a strong tax credit driven 4th 2009 selling season. The net effect is that year-over-year changes are comparing an incentive period to a non-incentive period. Keep that in mind in the coming weeks when looking over the latest housing market figures.

For the week ending October 2, sellers placed 5.3 percent fewer homes on the market. In sum, 1,541 new properties came online during the week. By comparison, over the past three months, the average decline between this and last year's activity is 9.1 percent.

The 630 pending sales during the week were 39.6 percent fewer than the same week last year. Since the second week of June, the percentage decline in buyer activity from the same week last year has ranged between 48 and 34 percent. That's not a pretty picture for the most recent four-month period.

Inventory continued along its growth path, checking in at 27,033 as of October 12. This was an 11.0 percent increase over last year at this time, which is the largest increase since the final week of January 2008. Market times and negotiations are starting to reflect this trend.

With the final days of the tax credit ticking away, buyers and sellers are hitting overdrive in an attempt to cash in on the credit’s considerable incentives.

For the week ending April 10 there were a whopping 2,527 new listings, a huge jump of 47.9 percent over the same week in 2009. Only 28 percent of these are re-lists of properties that have already been on the market in the last year (the number was 33 percent a year ago at this time), so we know that many of these listings are brand new.

Pending sales were a little closer to year-over year figures, with the 1,084 signed purchase agreements just 3.6 percent above 2009 numbers. And proving the axiom that “Everything Rises Must Converge” the number of active listings is finally higher than it was last year. That’s the first time that’s happened since April 2008.

Two other important numbers this week:

Housing Affordability Index: At 206 this has dropped 5.5 percent from 2009. However, this number is still the highest it has been in several years.

Months Supply of Inventory: The 6.5 months of housing out there is the lowest it has been in several years.

Elk River / Sherburne County Real Estate Trends

The usually sproingy spring market is slowly slipping back into place after a few years of squish. Pending sales continue to outpace weekly year-over-year figures. The 1,122 purchase agreements signed during the week ending April 3 were 11.8 percent above last year.

Active listings have slowly risen all year and now have surpassed where the market stood at this point last year by half a percentage point. (That's the only plus sign you'll see on page 4 of the report.) Two other new values to take a look at this week: Days on Market Until Sale (page 5) has dropped to its lowest point in years. It now takes an average of 130 days to get a house sold in the Twin Cities.

Percentage of Original List Price Received at Sale (page 6) is moving in the opposite direction, rising 2.7 percent over last year. This should motivate sellers as we warm through spring and summer.

The Twin Cities housing market continues its spring dance as the 2010 weekly numbers outpace the equivalent weeks of 2009. New listings for the week ending March 27 were at 2,240, 29.4 percent higher than during the same week last year.

Pending sales are up 13.8 percent over last year, and we once again broke the magical "1,000 margin" with 1,049 purchase agreements.

A stat to start watching closely is the ever-shrinking Supply-Demand Ratio. The ratio is squatting at 4.39 homes per buyer. That's a lot less inventory than we've seen in recent years, indicating that buyers need to move quickly to get the home they want, especially in the lower price ranges where homes are selling the quickest. - Provided by MAAR

FHA Changes - UFMIP increasing to 2.25%

You are probably all aware of the FHA changes which have been passed by Congress and will soon be in place. Deadlines are right around the corner, so here are some critical things you need to know:

– All FHA case numbers issued on or after Monday, April 5, 2010 will be subject to HUD’s increase in UFMIP to 2.25% (currently HUD’s UFMIP is 1.75%).

– The effective date falls on a Monday, therefore buyers really need to obtain their FHA case number by the preceding Friday, April 2, 2010.

– Since duplicate addresses (either the property being connected to a previous buyer, or our buyer being connected to a different property) may result in a delay in getting a FHA case number. Any FHA buyer who wants to eliminate any possibility of being charged the higher UFMIP should deliver their executed purchase agreement to their mortgage company as soon as possible - but no later then April 2nd.

REALTORS Remain Tops on Fair Housing Law

As outspoken supporters for fair housing issues and homeownership, REALTORS® will join the nation in recognizing “Fair Housing Month” this April.

Signed into law in 1968 and amended in 1988, the Fair Housing Act prohibits housing discrimination on the basis of race, color, religion, sex, disability, familial status and national origin. REALTORS® work tirelessly to support this law, as well as ensure the benefits of homeownership are available to everyone.

“REALTORS® are committed to bringing America home,” said NATIONAL ASSOCIATION OF REALTORS® President Vicki Cox Golder, owner of Vicki L. Cox & Associates in Tucson, Ariz. “NAR’s members work hard to build communities and an environment where everyone, regardless of race, color, religion, sex or disability can choose where they want to live.”

Through the years NAR has developed education on diversity and fair housing laws for its members. These programs and resources have educated REALTORS® on the importance of inclusive housing practices and the promotion of minority homeownership.

One program, At Home with Diversity, is a comprehensive diversity training course for members. The program provides demographics and statistics that help participants understand their local areas, marketing strategies and guidelines, as well as exercises to build diversity awareness. In celebration of Fair Housing Month, NAR will waive the course fee during the entire month of April for any local or state REALTOR® association that sponsors the course.

NAR will also implement a new course that examines the role REALTORS® can play in affordable housing. The course will provide guidance on how to expand opportunities to benefit home buyers as well as entire communities. The course will be available to REALTORS® in May during NAR’s Midyear Legislative Meetings in Washington, D.C.

“NAR has expanded and implemented fair housing education, programs, and resources for members because REALTORS® believe homeownership is an investment in everyone’s future,” said Golder. “And REALTORS® across the country pledge to stay committed to this cause.”

REALTORS® also support programs that help improve the quality of a neighborhood as a whole while also promoting diversity. As a sponsor of the School of the Future Design Competition, NAR encourages middle school students to redesign their schools to create better learning places that are environmentally responsive and are assets to their neighborhoods. REALTORS® serve as mentors to students and as judges at the regional and national level.

In addition, NAR provides funds to state and local REALTOR® associations that promote diversity, housing opportunities, and smart growth. The Ira Gribin Workforce Housing Grants are awarded to state REALTOR® associations to promote workforce housing initiatives.

The NAR Diversity Initiative Grant Program provides up to $5,000 in matching funds for activities that reinforce the role of REALTORS® in diverse communities. Grants for programs that support the mission of NAR’s REALTORS® Housing Opportunity Program are available through the NAR Housing Opportunity Fund. The local housing market continues to mimic spring growth, as Twin Citizens emerge from their wintry cocoons just in time for the final days of the home buyer tax credit. For the week ending March 20, there were 2,277 new listings, up 28.8 percent from a year ago and marking the seventh consecutive week of strong year-over-year increases.

Pending sales dropped a bit from their high the previous week, but the 950 signed purchase agreements for the week were 10.2 percent ahead of where they were at this point last year.

As the tax credit's April 30 deadline looms, expect a flurry of home sales activity. Time will tell what happens when the credit has expired, but the next few weeks should be extremely active. - Provided by MAAR

As the seller, you can control three factors that will affect the sale of your home:

* Marketing strategy

However, it's important to note that there are numerous other factors that influence a buyer, and you need to understand these consumer trends when you enter the sellers' market. The more your home matches these qualifications, the more competitive it will be in the marketplace. Your real estate agent can advise you on how to best position and market your home to overcome any perceived downsides.

Location
Unfortunately, the most influential factor in determining your home's appeal to buyers is something you can't control: its location. According to the National Association of REALTORS(r), neighborhood quality is the No. 1 reason buyers choose certain homes. The second most influential factor is commute times to work and school.

Size
While some buyers want to simplify their lives and downsize to a smaller home, home sizes in general have continued to increase over the decades, nearly doubling in size since the 1950s. Smaller homes typically appeal to first-time home buyers and "empty nesters," or couples whose children have grown up and moved out.

Amenities

The $6,500 tax credit for move-up buyers appears to be stimulating some sellers to place their homes on the market in an attempt to sell them before the credit expires. For the week ending March 6, there were 2,279 new listings, an increase of 24.6 percent from a year ago.

Every price range is seeing increased listing activity except for the two ends of the price spectrum: below $120,000 and above $1 million. For the same reporting week, there were 809 accepted offers, which is a decline of 6.9 percent from a year ago. Over the last three months, pending sales have been just 2.0 percent higher than during the same period a year ago.

As a result of the strong new listings and flat pending sales, the inventory of available homes is rising faster this spring than it did last year. While there are still 8.2 percent fewer homes for sale right now than there were a year ago, that's a much smaller year-over-year decline than we've seen over the last two years.

Sales growth is strongest now in the townhouse segment. Over the last 12 months the number of sales has increased by 24.4 percent, compared to increases of 14.8 percent and 11.8 percent for single-family and condo homes, respectively. All of that townhouse sales growth can be found in the price segments below $150,000.

Below $120,000 there is only 3.1 months of supply, down from the mark of 6.1 a year ago. Above $1 million there is 32.8 months of supply, up from the mark of 24.8 from a year ago.

Sales in the higher price ranges continue to slow. The market drivers of activity in the lower price ranges (low rates, tax credits) are having little to no effect in the upper bracket segments.

Federal Housing Finance Agency Acting Director Ed DeMarco today announced the extension of the Home Affordable Refinance Program, (HARP), a refinancing program administered by Fannie Mae and Freddie Mac, to June 30, 2011. The program is a key component of the Administration’s Making Home Affordable Program announced last February. Warming weather, affordability and approaching deadlines are
activating the housing market. With less than 60 days left until the home buyer tax credit expires, buyers and sellers appear to be kicking it into a new gear. There were 1,715 new listings for the week ending February 27, an increase of 5.3 percent from a year ago and the fourth consecutive week of year-over-year increase. The $6,500 tax credit for move-up buyers appears to be stimulating some sellers to place their homes on the market in an attempt to sell them before the credit expires.

For the same reporting week, there were 868 accepted offers, which is a bump of 13.9 percent from a year ago. After several months of relatively flat home buying, the last two weeks have seen a jump as the credit deadline nears.

Days on Market continues to decrease, landing at 142 days in February. That was a 9.7 percent decrease from a year ago. The Percent of Original Price Received at Sale stood at 92.3 percent in February, a 3.4 percent increase over the year prior.

When is a Buyer's Market not always a Buyer's Market?

If you have been listening to the news recently, you have probably heard that it's a great time to buy real estate. Interest rates are at historical lows, prices are down, and inventories are up.

So, armed with this information, you go out with your local real estate agent and find a house. As you prepare to write up an offer you remember what you heard on the news this morning: "It's a buyers market, inventories are high, home values are declining." You tell your agent that you want to make a low offer.

Is this always the best approach?

The answer depends on the situation.

What everyone needs to understand, is that the buyer's market that is being reported is looking at a very broad picture. When you break down the information for you local area, you may be very surprised at what you see. There can be, and frequently are, several different markets within a local area.

This is the situation in the Metro Atlanta real estate market. We have some neighborhoods that are seeing a buyer's market and a seller's market at the same time.

You are probably asking, "How is this possible?". The answer is simple. Look at the number of days that a property has been on the market for both active listings and recent sales. If it is less than 6 months, you have a seller's market. If it is more than 6 months, you are in a buyer's market. If you break the information down by price ranges, you see areas that are selling much faster than 6 months and those that take much longer than six months to sell.

So what does it all mean.

When you are writing an offer, having this knowledge of the local market will help you to make the best offer with the highest chance of being accepted. If you know that homes price between $50,000 - 75,000 are selling in 36 days at 103% of the list price, you may reconsider making an offer at 90% of the asking price if you want to have the best chance of success. After all you are probably not the only buyer making an offer.

How do I know what the best approach is. Simple. Ask your agent. They have all of this information available to them.

Remember, just because you saw it on television or heard it on the radio, you may need the rest of the story.

The Twin Cities housing market in early 2010 looks pretty much like it did in early 2009. How similar? Over the last three months, there have been 7,189 signed purchase agreements; there were 7,186 a year ago during the same time period. Eerie, no? Robotic precision.

For the week ending February 13, there were 711 pending sales, down 2.7 percent from last year, and new listings posted 1,764 units, up 4.9 percent from a year ago. The only thing that's really changed much is the supply of available homes, which continues to dwindle relative to a year ago. The current stock of 22,271 available homes represents a 12.4 percent decline from a year ago.

The Twin Cities housing market at the beginning of 2010 continues to look similar to the Twin Cities housing market at the beginning of 2009. There were 1,848 new listings for the week ending February 6, a 3.8 percent increase from the same week last year. On a similar track, there were 780 pending sales for the same week, 4.7 percent above last year.

With supply dropping—now at 5.5 months of availability—it may be that potential buyers are all too familiar with the inventory they have to choose from, especially in the lower price ranges where sales have been through the roof in the last year and inventory has dropped quickly.

As winter continues its streak of cold and snow, sales activity in the Twin Cities housing market is moving along at a pace you'd expect for the season and at about the same pace as a year ago. Pending sales for the week ending January 30 came in at 650, down very slightly from the mark of 673 seen during the same week last year. Over the last three months, there have been 7,038 signed purchase agreements, up a sliver-sized 0.7 percent from a year ago.

Despite the tax credit being made available to current homeowners, new listing activity has yet to show any noticeable jump. The 1,584 new listings for the most recent reporting week represent a dip of 3.1 percent from a year ago. Total inventory of available homes is still down from last year by 16.5 percent.

In related news, Days on Market Until Sale is still dropping while the Percent of Original List Price Received at Sale is still growing. While that's good news on both fronts for home sellers in general, different price points and neighborhoods are experiencing dramatically different market conditions.

Elk River’s fourth annual Energy Expo is coming up soon. Polar explorer Will Steger will headline the expo, a free event set for Saturday, Feb. 27 at Elk River High School. Steger will present “Eyewitness to Global Warming” at 11 a.m. in the high school’s Zabee Theater.

The Energy Expo will run from 11 a.m. – 3 p.m.

It's that time of the year again! If you're like me you may be thinking about using a do-it-yourself software package rather then taking it to a preparer. But there is a free alternative for those facing difficulties during this tax season.

The American Association of Retired People (AARP) will provide free tax assistance to those with low or middle incomes, focusing on taxpayers age 60 and up. Tax-Aide will be available from 9 a.m.–noon Mondays, Tuesdays and Fridays at the Elk River Activity Center until April 13.

The service is provided on a first-come, first-served basis. Those with complex tax returns will be advised to seek professional guidance.

The January 2010 Twin Cities housing market has shaped up to be
nearly identical to January 2009.

-Pending sales are down slightly from a year ago, but not by much.
-New listings are down slightly from a year ago, but not much.
-Inventory is rising slowly, but not much.
After the roller coaster ride the local market has experienced over the
last four years, perhaps "not by much" is a welcome respite.
-There were 558 signed purchase agreements for the week ending
January 23, down 2.3 percent from a year ago.
-New listings posted 1,522 units, down 0.6 percent from a year ago.
-The current inventory of active listings is 20,629, down 17.5 percent
from a year ago.

The February 2010 Supply-Demand Ratio sits at 6.99, which means
there are 6.99 homes available for each buyer. That's a drop of 8.5
percent from a year ago and the lowest February mark since 2006.

If you're like me you recently got you 2010 Property Tax statement and thought to yourself - "I thought my home value declined, but the county says it one price and my agent says it's another?" So what does this mean? Below is how property values are determined in Sherburne County and what exactly goes into determining the market value for your home. But always remember your true home values isn't its tax value but more what someone is willing to pay for it.

Property Values - Determining Market Value

State law requires that the value and classification of real estate be established as of January 2 each year. All good sales and transactions of property are reviewed annually through statistical analysis to make determinations about market conditions and adjustments that are required to meet the Minnesota Department of Revenue guidelines for equalization.

The valuation process includes the following:

Sales analysis and review

A review and analysis of all good sales for every property classification and jurisdiction is performed.

Gathers information

The appraiser gathers information on all physical characteristics of the property that affect market value, such as size, age, quality, basement finish and extra features, such as fireplaces, extra baths, walkouts, etc.

Views property

Appraisal staff has been assigned a quartile review to meet the state requirements of viewing properties approximately every fifth year. In addition, all new construction, alterations or improvements that contribute to market value will be viewed in the appropriate year.

Estimates value

All physical property characteristics are entered into a computerized system which creates a model to value the properties and is driven by actual sales. The market values estimated by the assessor should be at, or very close to, the amount the property would sell for if placed on the open market as required by Minnesota Statutes. The State Board of Equalization reviews our annual assessment and had standards requiring the overall level of assessment to be between 90% and 105% of market value. The State Board of Equalization does and will make adjustments to our annual assessment to ensure compliance with this policy.

Notification

A Value Notice is mailed in the spring to each property owner. The assessment on January 2 forms the basis for the following year's tax. That is, the value and classification on January 2, 2010, is used to calculate the tax payable in 2011.

Activity continues to pick up in the Twin Cities housing market as sellers and buyers bid a sad farewell to the Viking's football season and the dormant holiday market begins to thaw. New listings, sales and inventory are steadily increasing as we prepare for the spring selling season.

For the week ending January 16 there were 571 signed purchase
agreements, up 4.0 percent from a year ago. That's only the second week of year-over-year increase in the last nine. New listings were 8.3 percent higher than a year ago at 1,668, and the total inventory of homes available for sale currently sits at 20,459, down 18.9 percent from last year at this time.

With an extreme shortage of inventory in some of the lower price ranges, new listings may be welcome in that segment for the first time in several years. In the upper price ranges, sales activity is still declining and new sellers face a tougher market.

Elk River Residential Rental Properties - Inspections & Licensing

Starting in 2010, the City of Elk River will now require all residential rental properties within city limits to be inspected and licensed. There will be no fees charged for these inspections and licenses in 2010. The expectation will be to follow the adopted Fee Schedule for the 2011 license and inspection fees.

The City of Elk River Building Department will be administering this program for all single family homes, twin-homes and townhouses while the Elk River Fire Department will continue to inspect all apartment buildings in Elk River.

Weekly Market Activity Report

The first full week of reporting for the Twin Cities housing market is

in and while there are a few "green shoots," it's becoming clear so far
that the market won't see the same spectacular growth in sales it saw
at the beginning of 2009.

There were 520 pending sales for the week ending January 9, down
1.7 percent from the same week in 2009. That's the seventh week of
the last nine to see fewer sales than the prior year, a time period that
coincides closely with the initial expiration date of the first-time

home buyer tax credit. However, we’re still 21.2 percent higher than

the pace in 2008 for that period.

As you likely know, the credit's been expanded to include a $6,500
incentive for buyers who have owned a home for five years of the

last eight. Since we can safely assume that many of these buyers will

need to sell their home first before buying a new one and receiving

the credit, we can look to our new listings numbers to see how much

effect the new credit is having. So far, it doesn't appear to be much.

Over the last three months, the number of new listings has been 11.7
percent behind the same period one year prior. With many looking for
continued "seedlings" of hope in the local housing market, this isn't
welcome news. As always, we'll be keeping a close eye on things and
reporting back what we see.

In response to requests from Northstar supporters, Metro Transit added overnight parking in the park-and-ride lots at Northstar's suburban rail stations. The designated spaces are available for overnight parking only with each car permitted to occupy the space for no longer than seven days at a time. Signs mark the overnight parking spots. Also this week, the Anoka-Ramsey Community College began providing shuttle service for Northstar commuters traveling to and from its three locations in Coon Rapids.

At the request of students and employees, Anoka-Ramsey Community College is offering free morning and afternoon rides to and from the Coon Rapids-Riverdale station. Housing activity for the week ending January 2, 2010 took a
predictable surge upward following the holiday break. New listings rose
to 688 for the week—down 37.3 percent from a year ago—while
pending sales posted a number of 378—down 11.7 percent from a
year ago. We will likely have to wait another week for all the holidays
and frosty weather to get flushed from our year-over-year

comparisons to get a full understanding of where our market is

headed.

A few additional stats for the New Year:
Housing Affordability continues at historic levels: rising to 208

for January, an 8.3 percent increase from the previous year and a

good sign for buyers in the year to come.

The Months’ Supply of Inventory is back in balanced market

territory at 5.0 months. This is a dramatic 34.2 percent under the

supply at the beginning of last year.

With a balancing supply and demand and the possibility of rising
interest rates on the horizon, this is a unique opportunity time for

The Elk River Police Department has partnered with CrimeReports to Launch a new iPhone crime map.

The application is available at the iTune App Store and is free.

Elk River Police Chief Jeff Beahen said the department is happy to offer the most advanced tools available to foster communication and engagement with community members to prevent crime.

Randy's will pick up Christmas Lights in Elk River

Our town always so looks beautiful this time of year but it never fails once Christmas has come and gone what to do with all of those bad Christmas lights. Randy's Sanitation now has a solution for those in Elk River and surrounding towns.

People who have their recycling picked up by Randy’s Environmental Services can now recycle one more thing: strings of Christmas lights.

All that Randy’s customers have to do is place the strands in their recycling bins with their bottles and cans. This pilot project is only available to Randy’s customers to test the viability of curbside collection of holiday lights. Randy’s is the first waste hauler in the country to try collecting holiday lights curbside.

Locally, Randy’s provides waste and recycling collection services in Baldwin Township, Big Lake, Big Lake Township, Blue Hill Township, Dayton, West Dayton, Elk River, Hassan Township, Livonia Township, Orrock Township, Otsego, Rogers and Zimmerman.

If you are not a Randy’s customer, drop the light strings off at any participating Snyders Drug Stores, Xcel Energy, the WCCO TV Plaza and many other Minnesota businesses until Jan. 10, 2010.

Elk River City Hall, 13065 Orono Rd., will also accept the strings of lights and electrical cords to be recycled.

Foreclosures Rates Show a Decline in Elk River

Great News! We are seeing a turn around in our local market. It appears that the market is correcting itself and foreclosures are finally on the downward swing in Sherburne and Wright Counties. With the Northstar Rail up and running we can expect great things with our real estate market in the future. Below is an article I found that relates directly Elk River's decline in foreclosures -

There is a bit of positive news in the local foreclosure situation. The number of residential foreclosures in Sherburne County during the third quarter of this year has dropped 24 percent from the same time a year ago.

In Elk River, the number of foreclosures is also down from a year ago.

“It shows how the market is kind of fixing itself, which is good news,” said Elk River Economic Development Assistant Annie Deckert.

She updated the Elk River Housing and Redevelopment Authority on foreclosure statistics during a meeting Monday, Dec. 7.

There were 174 foreclosures in Sherburne County from July 1 to Sept. 30, 2009, compared to 229 for the same period a year ago.

Area counties also are seeing improved foreclosure numbers, according to HousingLink, which is a nonprofit research agency located in Minneapolis.

In Wright County, the number of foreclosures in the third quarter of 2009 dropped 14 percent over a year ago, from 235 to 203.

•Anoka and Mille Lacs counties each saw a 9 percent drop, from 569 to 516 in Anoka County and from 64 to 58 in Mille Lacs County.

•Hennepin County posted a 24 percent drop for the third quarter, from 1,895 in 2009 to 1,447 in 2008.

•Statewide, the number of foreclosures dropped 14 percent in the third quarter between 2008 and 2009, from 6,807 to 5,890.

Fast facts about home foreclosures
•Elk River has seen 658 homes go into foreclosure since January 2006, according to city figures.

•That’s about a quarter of the home foreclosures in Sherburne County, where there have been 2,574 foreclosures since January 2006.

•In Elk River there were 86 residential foreclosures in 2006, 176 in 2007, 229 in 2008 and 167 through November of this year.

The local housing market experienced the traditional Turkey Day drop
off for the week ending November 28 as Twin Citizens focused more
on turkey and stuffing than purchase agreements and closing dates.
Even taking into account the expected holiday drop, market activity
in the last few weeks has slowed considerably from the breakneck
pace we saw during the first 10 months of the year, likely due to
the passing of the home buyer tax credit's initial deadline. There
were 5.9 percent fewer pending sales compared to the same week in
2008. That's only the second week of year-over-year decrease in
all of 2009 (the first was two weeks earlier).

Now for the good news: Days on Market before Sale dropped 14.5
percent to 127, and the Percentage of Original List Price trended
positive over last year to 94.3. These two metrics should shore up
sellers who are weathering the current economic storm. (MAAR)

Okay, this year I decided to get a fake Christmas tree. This is the first time I have gone with a fake one since 2000. I am partial to real trees but last year my dog decided to attack the tree every chance she had. So I am just curious about everyone's thoughts - "Which type do you prefer - Real or Fake Christmas trees?"

When compared to the previous week's dive, pending sales held strong during a time of typical seasonal swoon. For the week ending November 21, there were 604 purchase agreements, a 5.2 percent increase over the same week in 2008 and the first time in a month not to show a week-over-week plunge in sales activity (MAAR).

As cooler temperatures become the norm, residents eager to fire up an alternative heat source should plan to have chimneys and wood stoves cleaned to prevent fires. Here are a few tips for home heating this winter.

•Burn only seasoned hardwood such as oak, ash or maple. Do not burn trash, cardboard boxes or christmas trees because these items burn unevenly, and may contain poisons or cause a home fire.

•Have a professional chimney sweep inspect chimneys every year. They will fix any cracks, blockages and leaks and clean out any build-up in the chimney that could start a fire.

•Open flues before fireplaces are used.

•Use sturdy screens or glass doors to keep embers inside fireplaces.

•Keep young children away from working wood stoves and heaters to avoid contact burn injuries.

Wishing all of you, your families and friends a wonderful Thanksgiving holiday tomorrow. At a time when many are struggling and it can seem as though the stresses of life, the economy, whatever else is posing a challenge in our day to day lives is overwhelming and all consuming, a day devoted to giving thanks is an opportunity to focus on what we can truly be grateful for in our lives.

Thanksgiving isn't about how much the meal costs or what kind of silverware or china you have to adorn the table. It's not about what kind of car you may drive to your Thanksgiving destination or how fancy your house is. It's not about status or putting on a show and impressing others.

Being truly grateful for what you DO have to appreciate in your life is such a simple thing to do but can easily be overshadowed and neglected when the stress of life takes over.

It's much easier to get caught up in and focus on what's "wrong" or lacking in our lives. Tomorrow's a great opportunity to take a moment and appreciate what we do have and can be grateful for no matter how small or taken for granted those things may be.

Whether you spend the day at a large family gathering or just a quiet day at home, I truly hope each of you has a wonderfully relaxing, joyful and memorable Thanksgiving tomorrow.

Northstar Commuter Rail - Press Release

NORTHSTAR TRAIN SCHEDULE ADJUSTED SLIGHTLY; SPECIAL TRAIN ADDED FOR AFTER VIKINGS-BEARS GAME

MINNEAPOLIS – (Nov. 24) – Metro Transit today announced minor changes to the weekday schedule of Northstar commuter rail trains and said it would add a special-event train to take Vikings fans home after Sunday’s game against the Bears.

Beginning Monday (Nov. 30), trains leaving downtown Minneapolis on weekdays will depart five minutes later than originally scheduled, the agency said. New departure times are 3:55 p.m., 4:25 p.m., 4:55 p.m., 5:25 p.m. and 6:15 p.m. The morning reverse commute trip also will leave five minutes later at 6:10 a.m.

“Customers told us that it was too much of a rush to leave their jobs and make it comfortably to departing trains in the 20 minutes we budgeted to travel from the core of downtown to Target Field Station,” said Adam Harrington, assistant director of route and system planning. “The extra five minutes will give customers a reliable connection to their homebound trains.”

Based on its early experience, Metro Transit also is changing some travel times between stations for all weekday trips leaving downtown. Travel time from Target Field Station to Fridley Station will be reduced by two minutes while travel time between Elk River Station and Big Lake Station will be increased by two minutes, keeping the end-to-end running time at 51 minutes.

VIKINGS SPECIAL

Because the kickoff time for Sunday’s Vikings-Bears game has been changed to 3:15 p.m., Metro Transit will add a special Northstar train to take fans home after the game.

The train will leave Target Field Station at 7:20 p.m. Normal weekend fares apply.

Northstar service to the Vikings-Bears game will be accommodated by the regular Sunday train schedule with an arrival at Target Field Station scheduled at 1:45 p.m. An earlier Sunday train arrives at Target Field Station at 11:20 a.m.

Northstar customers traveling between Target Field Station and the Metrodome can use the Hiawatha light-rail line.

Metro Transit is a service of the Metropolitan Council. Customers boarded Metro Transit buses and trains nearly 82 million times last year, the highest annual ridership in 27 years.
